What is included in each site plan package?

Each package includes structured large-format (24″ × 36″) PDF plan sheets based on publicly available GIS data. The Expanded package builds on the Basic package and includes terrain and mapped site constraints.

No. These plans are informational and compiled from publicly available GIS datasets. They do not establish legal property boundaries or replace a licensed land survey.

Data is derived from publicly available GIS datasets including USDA NAIP imagery, state and municipal geospatial data services, digital elevation models, and © OpenStreetMap contributors.

Public GIS datasets vary by state, county, and municipality. Some areas provide highly detailed elevation and parcel data, while others may have limited or older datasets. Aerial imagery and mapped features may not reflect recent site changes. All plans are based on the best available public information at the time of preparation and are approximate.

No. Environmental features, regulatory overlays, and zoning setback offsets are based on publicly available GIS data and are illustrative. Field verification and jurisdictional determinations are required prior to permitting or development.

These plans may assist with early understanding of site conditions but do not replace engineered drawings, surveys, or formal permitting documentation.

Yes. Each package applies to a single parcel or property unless otherwise agreed in writing.

Basic Site Plan Package is 3-5 business days and the Expanded Site Plan Package is 5-7 business days.

Production begins once payment is received.

Completed plan packages are delivered electronically by email as large-format PDF files. Files may be provided as individual PDFs or as a compressed ZIP file depending on package size.

Minor corrections for factual errors or clearly available public data omissions are included. Requests for additional analysis, expanded scope, or new plan sheets may require an upgrade or additional fee.

Yes. If you begin with the Basic Site Plan Package and later decide you need additional analysis, you may upgrade to the Expanded package. The cost difference between packages will be applied toward the upgrade, provided the request is made within a reasonable timeframe and no significant rework is required.

Large acreage parcels or multi-parcel projects may require a custom scope. If additional analysis is needed, we will contact you before proceeding.

When ordering, please provide a property address or parcel ID (if available). If you have an existing survey or reference materials, you may reply to the confirmation email with attachments after submission.
